Torch at home studio in rented apartment, has anyone done this and encountered problems with their landlord

I have been working from home for a while now, set up to do both silversmithing and lampworking. I have a propane tank outside which I run inside to do my work. My landlord has informed me that he is uncomfortable with this and that we need to look into fire coding, laws, etc...I may be shut down but was wondering if anyone has encountered this and had any success in alleviating concerns? So far I have a note into the Office of the Fire Marshall but any insight would be greatly appreciated.

Thanks so much for your comments. We actually found a new apartment where the landlord is "torch friendly" and insurance covered so I feel quite lucky, although a pain to move.FYI. We contacted a few relevant people for their perspective on the sitch, such as The Office of the Fire Marshall, the east end Fire Department, etc...they basically asked 3 questions. Is the propane stored outside? Was I using a purpose built torch? Was I using lines/ hose appropriate to the torches? When I answered yes to all three questions, from there perspective it was all good. But like you said, it is more a matter of trust and since our landlord is in Disaster Recovery, it would have taken a lot to get him comfy and I was not comfy with his being uncomfy :)

Hi nancy,

So as far as I know, it is against Toronto fire regulation code to store and/or operate a gas torch inside a residential building. The space must be rated as "light industrial" to make it legal and then it needs to be re-insured as such. Even if the torch is stored and used outside, in a garage or shed, if there is an accident regular home insurance won't be sufficient. It is considered legal if the torch and tanks are stored outside when not in use. But this only works if the use is seldom or temporary (ie plumbing repairs & creme brulee enthusiasts). But i dont think that would hold up under inspection cause it sounds like you run your business from home. Hydrogen torches are permitted within residential/commercial spaces because there is no gas stored on reserve (no tanks) but they are pricey.

Pretty much your landlord has to trust you. You have to reassure them that there wont be any accidents, you're a trained professional and that you're being safe. It's great what you've done already - placing the tank outside & being honest with your landlord. Maybe go over the safety procedures in person to ease their comfort. Show how you connect the lines, test for leaks with soap before you begin, check the regulators, start the torch, show the size of the flame, then shut it all down, disconnect the hoses ect.
